Does that mean you need one? Not at all.
Plenty of people successfully buy property on their own every day. With the right advice and a little patience, there's no reason you can't navigate the process yourself.
That said, depending on your circumstances, a buyer's agent can provide significant value.
What does a buyer's agent actually do?
Many people begin their property search with a rough idea of what they're looking for. More often than not, after a few weeks of inspections and conversations with selling agents, they realise their priorities have changed.
One of the first things a buyer's agent will do is help you develop a clear brief. What are your non negotiables? What would be nice to have? And what are you prepared to compromise on?
From there, they'll use that brief to source suitable properties, both on and off market, narrow the field, arrange private inspections where possible, and negotiate on your behalf.
For many buyers, it's not just about finding the right property. It's about saving time, reducing the noise, and having someone experienced guide the process.
Most importantly, they represent your interests. That's an important distinction.
The selling agent is engaged by the vendor and has a responsibility to achieve the best possible outcome for them. A buyer's agent is there to do the opposite. Their role is to represent your interests, helping you make informed decisions and negotiate the best possible outcome for you.
Who benefits most?
A buyer's agent isn't for everyone, but they can be particularly valuable if you're:

- Short on time.
- Purchasing an investment property.
- Buying from interstate or overseas.
- Looking in a highly competitive market.
- Unsure how to negotiate or bid at auction.
Many buyers also appreciate having someone filter through properties before they spend every weekend attending inspections.
