Settlement is completed electronically, funds are transferred, sale proceeds are released to you, and your agent releases the keys to the buyer.

What happens if I accept an offer before auction?

If you accept an offer before auction, the auction is usually cancelled and the sale proceeds through a private treaty transaction. The agreed exchange conditions will determine whether a cooling off period applies.

Can I sell if the property is tenanted?

Yes. The tenancy details will need to be disclosed in the contract, and any notice requirements will depend on the terms of the lease.

What are settlement adjustments?

Settlement adjustments ensure costs such as council rates, water rates, strata levies, and rent are apportioned in accordance with the contract terms between the buyer and seller as at the settlement date. Typically this will mean that a pro rata adjustment will be made to credit you for any rates you have paid in advance.

What happens if my purchase and sale are linked?

This is commonly referred to as a 'simultanious settlement' and is quite common. We help coordinate the timing of both transactions, work closely with all parties involved, and identify any risks early to help ensure everything lines up as smoothly as possible.

What happens on settlement day?

Settlement is completed electronically through PEXA. Once settlement is confirmed, your loan is repaid if applicable, sale proceeds are distributed, and the selling agent is authorised to release the keys to the buyer.
